Very nice room and very clean, breakfast good and plentiful, the owners and staff very kind and helpful for any information and suggestion. A truly excellent value for money (and unexpected) for a three-star hotel in the center of Venice (San Marco and the water taxi reachable in 5 minutes). Compliments. I recommend it really!
